late fee

my landlor never notifed my about office hours & they don't have a drop box for my rent. the 4 and 5 of the month was on the weekend when I called them on friday to ask the about office hours or for a drop box they informe me that the don't have a drop box and they where closed on weekend and that I have to pay late fee because the 6th was on monday and my rent was late but i was ther on 3rd to pay I sent the a letter explaind them that I don't consider my rent late because was ther on the 3rd to pay and I never received any notification about office hours and there was not a drop box

There is this myth that rent is not late until the third or the fifth; you need to read your rental contract to see what it says about late payments. Likely you agreed to pay a penalty in the event that your rent is not paid on the first.

They do not have to provide a drop box, and you are better off not using one anyway, as you can't get a receipt. It also is not their job to send you a bill or make any effort to demand rent. It is your responsibility to pay the rent according to the terms of the contract. It is a very good idea to get a receipt for the rent at the time you pay it.

I'd suggest a heartfelt apology and a promise never to let it happen again. With any luck, they won't file suit.
