Legal Question in Real Estate Law in Washington

I have maintained a strip of property in front of my home for twelve years that my neighbor claims is theirs. I belive the property to be mine but since I have maintained it for twelve years, can't I claim it legally anyway?

The first step would be to find out for sure who is the actual deeded/ platted owner. You would most likely need to have the property surveyed by a professional land surveyor. If the land is yours by deed/ legal description and you have always used the land - you do nothing since it is yours. If it turns out that the land does belong to a neighbor - and you believe you may have legal rights to the land based on adverse possession - you will need to speak with a real property attorney. The process and rules related to adverse possession are fairly complex...it really is not as simple as having just "maintained" an area and to gain legal title you would need to file a quiet title action and prove your adverse possession.
