Legal Question in Real Estate Law in Washington

My neighbors have an easement to use a portion of my land for ingress and egress. Do I have any legal right to tell them to keep it clean of trash and debris, to the degree of my satisfaction?

Situations like this are very dependent on the facts of the case. Generally, the duty to maintain an easement is on the owner of what is called the dominant estate (that is, your neighbor has the duty to maintain). The specific terms of the easement may provide you with some direction as well.

However, this is a problem that will be best solved by reasonable communication rather than litigation. If you and your neighbor can't agree, you might try to mediate the issue.
