Legal Question in Wills and Trusts in Washington

The situation is somewhat time sensitive.

I am in need of a real estate/probate attorney in WA, but can't afford retainer up front. How is this typically approached? Note: The case should end in a real estate sale, in which case I could satisfy necessary retainer. I'm a joint-heir to a property where the tenant is defaulting on the terms of his life estate right (tax and insurance).
