Legal Question in Wills and Trusts in Washington

my will

I stand to inherit a large parcel of land. I am married to a man with two children of his own. I have an adult son from a previous marriage.

In case of my demise, I do not want my step children to have any claim on anything that is mine.

It is my understanding that this is a community property state. If I inherit this land while married to this man, will I be able to keep it out of the hands of my step children, while insuring my husband has use of it while needs it?

There are a few options available to effect your purpose, the challenge that may be deciding which one to use. Without going into details the methods, you could upon receipt of the land, transfer it to your children retaining a life estate for you and your husband (you should consider conditions you want to apply relating to taxes, etc). Another option would be to create a real estate trust and to effect the same purpose.
