Quitclaim Deed - when does one use this form?

Is a Quit Claim Deed used to normally transfer real property to a Cash Paying purchaser?

Are there any reasons for NOT using this form?

Can the information be hand-printed in lieu of typed?

Is this a legal form for recording at my local Courthouse?

Unlike the other 49 states, the standard form of deed in Massachusetts is a quitclaim deed. This is the equivalent of a special warranty deed in most states. A lawyer may advise using a different type of deed in limited circumstances.

You should check with the registry of deeds to see if they will accept a handwritten deed.
