i would like to no if somebody can help me my father passed away n 1977 n left us some land i would like to no if I'm to late to see if we still have it i have no money right now just want to no if someone can help me

Go to a title insurance company in the area where the land is and ask them if they can determine who owns it now. There will be a nominal charge for this service. There are a million different ways that land can be transferred after death. Some of them are automatic, but most requires at least some minimal court involvement to remove the name of the dead person and re-title in the name of the heirs, join tenants, or for removal of life estate interests of the grantor. Only a letter report of title will tell what needs to be done in order to transfer the land you mention. Usually, there are no time limits to do this, with certain exceptions. If the transfer was done via a will, however, you will need to go to probate court for a court order admitting it and ordering transfer of the land to you. This is sometimes a complex and expensive court proceeding, however, depending upon what estate planning was done by your father, if any.
