Can my grandmother sign her house over to me if she has back property taxes and a mortgage?

You owe it to yourself to consult with an experienced real estate lawyer. While it is always possible to sign a property over to someone else, it is not necessarily a good idea to accept it unless you plan to pay off all of these things. If not, you will become a necessary party in an eventual foreclosure lawsuit if the mortgage is ever not getting paid. Failing to pay property taxes can also eventually result in loss of the property. In other words, the interest which she signs over to you will be no better than the interest in the property which she owns, which may not amount to much in this situation. Real estate transfers should never be attempted without a lawyer, since the attempt can often have unintended consequences and not achieve the desired result.
