Legal Question in Real Estate Law in Wisconsin

I am selling my house. My friends are telling me that I need a lawyer to represent me at closing. Is this common, needed and what would an attorney do for me that the title company and real estate office are not doing?

As a seller at closing, your most important job is walk away with your cashiers check in the proper amount, and to not sign the final deed until you know that you will get it. However, unless you are a real estate professional, you may not know how much the proper amount might be, in addition to potentially leaving yourself open to lawsuits after closing by the buyer over the property's condition. I would therefore recommend that all parties have an attorney at closing as well as before closing when the terms are negotiated.
