Dear Sir,

We are on Rental Basis at Virar area, Owner did not contribute twds registration exp, made fault commitment for Kitchen repair since 15 months..If we remind him he says go to any other place -I'll keep another rental. Since we are in trouble, we are making rent payment in parts(1/2 Adv & 1/2 in next month). He & his family is just using abusive language & comments..Plz advice us Urgently.

Dear Bharati,

Agreement for Leave and License (ALL) is usually of 11 months duration, and is renewable thereafter at the discretion of the house owner. If the Agreement period is equal to or less than a year, only payment of Stamp Duty of Rs. 1,200/- is compulsory, and registration is optional. You will have to rely on the terms and conditions as contained in your Agreement. All changes, repairs and renovation, painting is usually carried out by the owner before you take possession of the premises, as the house is usually given on lease by the Owner on "as is where is" basis / condition. Since you are deferring the payment of the lease charges to the Owner, they are upset on you and want you to quit the place. If your Agreement is renewed, you should discuss your situation with the Owner and agree upon the "do's and don'ts" for the remaining duration of the lease.

you can file a police complaint and also go for a civil suit.
