Legal Question in Real Estate Law in India

My grandmothers executed a conditional gift settlement deed of her property in my name and insert one condition that the right of sale will come after my parent�s period. Till that my parents can enjoy this property by letting out the same. In meantime some relations are trying to change her mind and advise her to cancel this gift settlement deed. My grandmother is an earning income by pension and has one property in her name also. Is it possible to cancel this deed by her by stating the reason that we are not maintaining her?

No. If maintaining her clause is not gist of the document.
