Legal Question in Real Estate Law in India

sir we want to sell a house so we have taken advance of 50000.we have given them receipt in which it was mentioned that you have to pay the remaining amount during the final sale documentation and vacant positionwithin 60 days. if fail to pay the balance amount your advance amount will not be returned back. agreement within 10 days and registration on or before 2months. while giving receipt we said that we will sell to direct party only.but when they came for agreement they brought agreement in which it is written that they will sell to third party. so we didnot sign that.now we said to taken money back and give the receipt . but they are not coming . can we sell after 60 days to some other buyers..
