I co-signed on a house for my sister-in-law with her promise to refinance after a year. She has yet to do that and now has quit her job and I want it out of my name.

You are in a tough situation. Your obligation on the note will be not be released until she refinances. If she doesn't pay, then the bank can come after you for the money.

You should contact an attorney in your area with more detailed information to see if there is a way to help you out of this situation.
