Legal Question in Disability Law in California

My apartment room received water damage over the holiday weekend while i was out of town. My Landlord sent her husband, a maintenance man, out to inspect the damage. he did some repairs and says there is no mold but i want a second opinion from a licensed professional, and he said i have to pay out of my pocket. what should i do? i have a 3year old son with asthma and need to know my home is mold free? And again today with the rain the room has water again so the problem is not fixed...what are my opions as a renter? Can i terminate my lease due to uninhabitbal circumstances? how much rent do i take off daily? or do i go to a hotel for the days? And for my damaged goods are my landlords responsible? thank you

Prudent people buy inexpensive renters' insurance, and if you didn't, you used poor judgment and you will have to do all the legwork of hiring professional contractors and/or mold remediation experts, and you will be responsible for initiating your own lawsuit and paying your own attorney fees, all of these expenses and legwork that an insurer would handle. Call your renter's insurance carrier.
