You can prepare a power of attorney form yourself; then you need to have your signature witnessed by a notary public.

Whether selling the mobile home requires a licensed real estate agent depends upon whether it is real estate. Some mobile homes are real estate because they have been "permanently" attached to the ground and have lost their DMV status as vehicles. Other mobile homes that are only parked but not attached are treated as vehicles.

A mobile home that is permanently attached to the ground is real estate and can be sold only by the owner or a licensed person acting under the owner's instructions.
