If you have lived there for over one year and have a month to month tenancy, not within a rent control area, the landlord can give you a 60 days notice terminating the rental without having any reason. As to the boyfriend visits, you need to look at the lease to see what it say about that. As two people add more wear and tear on the unit, it is not unreasonable per see for the landlord to limit the number of overnight visits by anyone.
