Legal Question in Landlord & Tenant Law in California

I had a 12 month lease agreement and was not able to pay my rent and have 4 months left in my lease. I was served a 3 day notice to pay rent or quit and I quit within those 3 days. Do I have to pay a lease break fee?

You are still obligated for the back rent owed and the remainder of the lease. However, if the landlord finds a new renter soon (i.e. the landlord "mitigates" the damages), you would only be obligated for the difference, if the landlord were to pursue it. Unless the landlord is an attorney, however, it might not be worth his/her while to file a lawsuit to try to obtain a judgment and then collect money from you.
