Legal Question in Landlord & Tenant Law in California

Becuase police were called to the house we are renting, our neighboor (not a tenant of the landlord) complained to the landlord. The landlord said that she would cancel the lease we have becuase we were in violation of the "quite enjoyment" clause of our lease. These neighbors are not tenants of our landlord. We lease a stand alone house. I thought that only those that rent from the landlord could complain about "quite enjoyment". Can the landlord do this?

.It all depends on how much of a nuisance you are. If you cause a lot of problems and constantly creating a scene or doing illegal activities then the LL would be within her right to cancel your lease. She will have to file an eviction lawsuit though to get you out and you would have a chance to tell your side of the story and either a judge or jury would then decide if your conduct was bad enough to warrant kicking you out.

So sinceyou didn't tell us enough about the situation I would suggest that you try to make peace with your neighbors if possible and then discuss the matter with your LL and promise them that things like this won't be happening again.

Hope this helps and good luck.
