Legal Question in Landlord & Tenant Law in California

I am in California and planing to buy a house as an investment property which I will rent out. The problem is that this house have a pool and I have been told that it is not a good move because renting a property with pool comes with huge liability.

What steps can I take to protect myself, Does putting a fence around the pool or making tenant sign a waiver helps or not?

Any other suggestions?

You may not be able to get insurance for it as a rental. If you can, you MUST fence the pool. If you rent to tenants with children, I recommend installing door alarms so the children cannot even go outside without the parents hearing an alarm. The gate locks to the pool fence must be child proof, and the gates must be alarmed so that they will go off if left open, or whenever opened without an adult. Make your tenants take out their own renters insurance with liability coverage, for anyone they have over. Personally, I just wouldn't do it.
