Four college students sign a lease. One is a minor. They now want to break the lease because the minor left the college. Is it a valid lease if one party was a minor? There were no cosigners.

A minor can enter into a binding contract. However, the contract can not be enforced against the minor unless they agree to it. The contract is binding on the three others. Depending on how you worded the contract, each tenant might be liable for the entire amount of the lease [most likely] or they might only be responsible for their share.
