commercial lease eviction

we have a tennant that has rented from us for 7 years and he has been almost 2 months late with his rent. He still has the building full with all of his business items he is just not working in there anymore. what is californias law on evicting him?

Serve him with a 3-day notice to pay or quit. If he doesn't pay within 3 days, file an unlawful detainer to evict. Please let me know if I can be of assistance.

You still have to do an unlawful detainer, unless he abandons the property. If you are wrong as far as an abandoment, you could be liable for damages, so I suggest an unlawful detainer action. Please call me if you need help with this procedure or have any other questions.
