my gf and bedridden mom are getting 3 day pay or quit

hello i really hope u can give me a good response from this question....heres the situation. ok here it goes my gf and her great aunt recieved a 60 notice not to long ago. okay my gf was adopted by her great aunt at an early age she's now 18...her aunt hasn't been working for the last couple of years due to the fact she is bedridden. she gets her money to pay rent thru her disability checks and pension. when she got the 60 day notice she wasnt informed why. about a month later after recieving the 60 day the landlord came and gave her a 3 day pay or quit because he couldnt cash her check due to not enough funds. when the tenant (aunt) wrote the check her account did have the available funds. but it didnt go thru right away and over the day or so it took other bills were payed. whatever day the landlord went to cash the check was a day or two to late and the funds werent available. there's alot more but thats the basic sit... what can my gf and her aunt do.

They have to move.

The landlord doesn't need a reason to give notice at the end of the lease, and neither does a tenant owe an explanation to the landlord.

The aunt was wrong about the check, and is actually guilty of a crime, if landlord wants to press charges. A check has a guaranty that the funds are in the bank. You don't write checks when the funds are not there.

Your girlfriend and aunt need to move, as you do not want an eviction on your record at any age.
