Reduce rent

I am currently renting a house that has a detached garage. The garage which is part of my unit is being rented out as storage. My landlord prommised to get the person renting the garage out in 30 days and it has now been about 3 months and they still have not taken action and they told me they do not plan to. I have sent a letter stating that because I am not recieving the garage as promised and because in the lease it does not mention garage being rented out as storage by someone else, I will be reducing my rent by $200.00 if he is not out in 30 days. They wrote back saying if I do this it is against my lease and they will evict me. I want to know if they could do this or not, thank you.

Yes, they could attempt to evict you. They may not succeed, especially if the lease makes reference to the garage being available to you. If there is no reference, you may be able to prove that you should have access to the garage, and that you are entitled to the amount that they receive as rent for the garage as a reduction from your rent.

I would need to read your lease to really give you a good opinion.
