Legal Question in Landlord & Tenant Law in California

I'm currently renting a 2 bdrm. home. My boyfriend started staying over about 2 months ago. My landlord brought it to my attention and stated that he can only stay there 3 nights a week. I suggested that she increases my rent as well as water but she said that's not possible. She stated that if he stays there for more than 3 nights a week than he becomes a permanent resident. She doesn't want to add him to the lease, she doesn't want to increase my rent and water, what can we do? She also stated that she doesn't like him so I'm thinking she's discriminating, oh and she said she hates men. Is there a law that states that you can only have someone stay for only 3 nights a week? If so, if he stays over more than 3 nights a week what can we do? What can I advise my landlord to do? She pretty much stated that it's 3 nights or I leave.

Landlords have legitimate reasons for limiting guest stays. There is no law that says three days, but it's probably in your lease. If there is no limit on guests in your lease, then the landlord can't say anything, but if there is a limit in the lease, it is binding and you can be evicted for breaking that term of the lease.
