I am renting a house and was late on my rent 8 days, can the landlord take back the residence and give me 30 days to vacate for the late rent? I have only been late 3 times in two years never more then 8 days.

If you have a written rental agreement for a term, then a 30-day notice would be inappropriate. However, since you've lived there more than two years, you're likely on a month-to-month agreement. The landlord could give you a 60-day notice to vacate if he/she chooses to do so. However, it's often worth the aggravation to keep a tenant in place, even if he/she pays rent a little late. If you haven't in the past, make sure to communicate with the landlord immediately if you are unable to pay on time, so that there's no question about your intentions.
