Self Storage Tenant Damages Property

One of our self storage tenants backed into someone else's storage unit while trying to get out of the gate and did quite a bit of damage. We have to replace the roll up door. Since we have a door in stock it will cost about $600.00 to get it fixed. I don't think we can lock her out (no access to her belongings) but can we add the charges to her rent? She had no insurance and a sad story (doesn't work, lives in her car). Or, should we just eat the cost? Lock her out? Add the cost to her monthly rental bill? Thank you.

Check your contract for provisions, but I doubt if one covers this.

I'd add the cost to her monthly bill, which still means you are eating it.

With no insurance, and no job, there is no reason to sue, since you'll be out the costs.

I'd also get her to sign some sort of promissory note, in case she hits the lottery (smile).
