tenant demanding new carpet and paint done in one day.. am i obligated?,, she also wants to do it herself and have her son wich don't live with her pay for it then tenant will deduct it from rent.

First and foremost, you do not have an obligation to perform repairs such as these in one day. So long as your contractors exercise reasonable diligence in performing the repairs, she has no legitimate grounds on which to complain. That being said, if she is put in a position where it is not reasonable nor possible to live in the unit during the repairs, the best thing you can do is pay for her to stay at a hotel or motel. Do protect yourself and once you know the date on which the work will begin, give her written notice of intent to enter the property (at a minimum 72 hours) and indicate why, and for how long. As for the second point, absolutely not. The tenant cannot and does not dictate who performs repairs on your property. Tell her thank you very much for the offer, but it is just not going to work out.
