Three-day-Notice - Unlawful Detainer

Can a landlord serve personally the tenant with a three-day-notice? How long it takes to evict a tenant with three minor children?

1. Yes, the landlord can serve a 3-day notice for failure to pay rent or a breach of covenant.

2. The same amount of time it takes to evict someone without minor children.
