Add daughter to property grant

Hi I would like to add my daughter to the grant of my condo. How do i do this?

Ideally you would do it by quitclaim deed with title insurance. Title insurance is a good idea to avoid a hole in your coverage before the property is sold to a later buyer, and it may also alert you to any existing claims that could affect both family members' interests. May I also add that such transfers for estate purposes often blow up in the parent's face later if the child doesn't want to cooperate about refinancing or sale of the

property. Additionally, once the child is on title they have the right to seek partition, or court-ordered sale of the property, to get their share of the profit. Finally, you should see your CPA before you transfer the interest to find out the tax consequences to all concerned.
