Legal Question in Real Estate Law in California

Breech of Contract

Whatlegalprocedures/rights do I have as a wife(16)yrs.to remove my husband off Title/Deed of our home? Jan.17,06

we refinanice the house and paid off all his personal debt. In return he was going to help me pay off mine debts within several months by taking out a line of credit in the house. We wrote up a bindding contract between husband/ wife that clearly states that he would pay me certain amount of money from our line of credit in installments. That would equal the same amount of his debt(over one hundred thousands dollars). The reason for this bidding notrized and signed in the brokers office based on finding out that our home went into defult and was going into forclosure.Contract clearly state:(His full name) will inform (My full name) of all business matters concering this dwelling. And assume all loan payments; In case of defult on pynt's. (His name) agrees to relinguish all his intrest eg;Take name off title/deed)and turn over property(states address)to my wife (MY name)now, and future. He breech contract the home again is 2+mths.inrears/forcloures.I applyed for a loan it's approved and he refuse to sign for me.He has abused me mentally,physcially,fincinally.Me/son will be homeless. PLSE.HELP.
