client breech of contract

client signed a land purchase agreement that states that if any of the properties I provided information on was purchased within 120 days that they agree to use me as the agent that they write the offer with. They signed the offer to purchase within 10 days with another agent. How binding is our agreement?

Contracts of this kind are enforceable, as a general rule, via a suit for money damages for the lost commission. One cannot say whether a particular contract can be enforced without reading it for defects, omissions, exceptions, etc. and reviewing the extrinsic facts to see whether there is an actionable breach and what defenses the allegedly breaching party may be able to offer in court.
