You need to look at your lease. Commercial leases are not like residential leases, in that the commercial tenant is assumed to be knowledgeable when it comes to real estate matters, and so a commercial lease, believe it or not, can exclude things you might otherwise think should be included. If your lease is silent as to these matters, or you don't have a lease, then you are going to need to contact an attorney in your area. Good luck.
