If you will be borrowing to finance your investments and/or will be depreciating income property, you might be better off with an LLC. This is primarily a matter of maximizing writeoffs rather than a strictly legal decision, and you should ask your tax advisor or CPA.

Why? Incorporation has tax ramifictions you should discuss with your accountant. And, it adds an annual expense. You may be better served by simply spending the money or a part of it on higher liability policy limits or an umbrella policy.
