Re: Need document

I think it depends upon the nature of your ex-husband's claim. Many liens on real property, i.e. judgment liens, can be effectively released by recording a Judicial Council form EJ-100, "Acknowledgment of Satisfaction of Judgment." If the lien resulted from a deed of trust, a form called a "Full Reconveyance" would be appropriate.

It is also possible that your situation really requires a specially-prepared settlement agreement with mutual releases, which would have to be prepared by a lawyer, but most lawyers have documents in their word processors that can be customized with very little expense to the client.

Selection of the right form, filling it out properly, and getting it recorded with the County Recorder (and maybe filed with a court as well) are steps that require some professional know-how. I would say go to an average lawyer with five or more years' experience in real estate law and ask for a brief free initial consultation.

Without knowing the type of lien, it is not possible to be more specific.
