error on title docs

wrong lot &track # on title&deed cant sell house becuase in legely dont own the property

Did you buy title insurance when you purchased the property? If yes, contact them as they should process the correction. If not, then you will likely have to file a legal action to correct title before any title company will insure the property for subsequent sale (and therefore before anyone can buy it using a realtor, a lender, etc...).

You must bring an action to reform (correct the deed) and record a Lis Pendens to protect your rights in the interim.
