Legal Question in Real Estate Law in California
My best friend is going through a divorce. He and his wife bought a property 50/50 during their marriage. Can I buy out his ex-wife's portion without any repercussions from the divorce? How should I go about doing this? The property currently has a 24% cash on cash return so it would be ideal to keep it. This property is located in San Luis Obispo County in California.

Until there is a court order, it is contempt of court to buy, sell, spend, or give away any community property except for necessities. You have to go through the court.
