Legal Question in Real Estate Law in California

Can a homeowner that asks you to manage their properties, you help repair them & get people in them but there is no contract between you & the homeowner & when the tenants do not pay their rent would the person they've asked to manage be liable if all communication was just verbal?

If you have represented yourself as the manager or person responsible, you may have created responsibility. The issue is fact based as to what was done. By the way, are you licensed as a property manager?
