New landlord, old lease oral over 10+ years

I have live in the same place for over ten years on an oral lease. I have a new landlord-property manager. He said he did'nt even know this place was here.Something fishy in the air. An arborist came over un-announced and tagged all trees, showed me a developement blueprint. No contact with property manager. How can i exercise my rights if any about repairs that must be done beofre the rainy season.ie, dry rot , sewer clogged, etc

If the lease is oral, it is likely a month-to-month lease, meaning your tenancy can be terminated with 30 days' notice. Otherwise, you continue to have the right to stay there and pay the rent you've always paid.
