Legal Question in Real Estate Law in California

My lawyer tells me that if my dad was to put my mothers name as well as my name on the gift deed then it would be 5% of the stamp duty value but if only my name was put on and my mothers omitted then it would be 2%. Why does having two people cause an extra 2% stamp duty to be paid?

Also since it is from husband to wife and son, should there be any stamp duty beyond rs 1000?

Stamp duty? rs 1000? Are you talking about property in South Africa, and a tax payable in Rands? Your question makes no sense otherwise to a California lawyer. I have seen old American deeds with revenue stamps affixed, but not any less than about 75 years old.
