Legal Question in Real Estate Law in California

Loan Modification

I have gotten a few quotes from lawyers in regards to fee's and help with my loan modification. How do I know who is the most successful, least expensive but worth it and is there one better than another. I am having a hard time deciding on which to go with.

Re: Loan Modification

I feel your pain - there are a lot of people out there trying to take advantage of the current economic situation, all claiming to be experts in the field of loan modifications and short sales. First, check their bar records on the State Bar website - make sure they haven't been subject of any disciplinary action. Next, check with the Better Business Bureau for any complaints filed against them. Ask for references to clients they have helped - if they cannot provide them, they either don't have much experience in the field, or aren't very good and don't have any clients with positive outcomes. Further, ask about their experience - how many have they handled, what were the outcomes, what background do they have that makes them successful? There are some attorneys who work in this area who used to work for banks and were exposed to loan modifications. You need someone who is intimately familiar with the process inside the bank, and can tell you step-by-step what the process will involve. You might call the local county bar association, but I'm not sure what sort of referral they will give you (or not). Finally, go the HUD's website - they maintain a list of qualified entities handling loan modifications. Good luck.
