Legal Question in Real Estate Law in California

I'm the owner of a home in California that I use as rental income. I hired a property management company to find a tenant and collect rents for my income property. I signed the property management agreement that began February 24, 2017 to August 31, 2017 but now I want to end the contract because the company has been awful to work with and there are too many red flags in addition to making purchases for supplies and repairs without my consent or knowledge but expecting me to pay for it. The contract states that "either party may terminate the agreement on at least 30 days written notice 3 months after the original commencement date of the agreement. After the exclusive term expires, the agreement shall continue as a non-exclusive agreement that either party may terminate by giving at least 30 days written notice to the other." The company just found a tenant a few days ago who is supposed to move in later this week and I asked for a copy of the signed lease agreement and the company hasn't sent it. Plus the company had asked me to lower the rent in order for them to find a tenant but I believe they are still charging the higher rent which is why they haven't given me a copy of the lease agreement. I do not want to continue doing business with this company and I want to end the contract now before the new tenant moves in. I�m even willing to pay the company their fee for finding the tenant. I just want to get away from these people now before things get even worse and I'll pay whatever I need to so they can go away. How can I end the contract immediately?

If you have proof of the things you suspect, you can notify them you are terminating the contract due to their breach of the contract. If they choose to sue you, however, you better make sure you have admissible evidence of these things. Otherwise you will just have to wait until you are allowed to terminate the agreement by its terms.
