Are posted off-campus rules legal or not?
Down the street from me is an off-campus, private university-owned small apartment complex with a couple of small laundry facilities in the rear. A graduate of the school told me it was allright to use them, as the area commercial laundromat closed, and I have no car to haul my laundry elsewhere....On the door to the facility is posted ''Residents use only,'' however, aware of freedom of contract, I know this doesn't necessarily make it legal. Per any tresspassing issue, I remember reading in a comprehensive legal guide that college campuses are considered to be akin to public parks. I used the facility a couple of times, but was then confronted by some sort of resident assistant who, without citing any kind of legal violation, said ''he might not care that I use the facility, but one of the residents be upset and want to call her parents,'' and then asked me to leave. I DO NOT look scary and want to know if I can be legally banned from doing my laundry there. Thank you.

Without doing research, I can tell you that the university would at least have the right to restrict access to certain parts of its facilities, and it can make rules for use of its residential facilities.
What you describe sounds like trespassing, so without permission from the owner or owner's agent, you likely need to find another place to do laundry.

This is not a campus and the doctrine of 'freedom of contract' is totally inapplicable to this situation. With or without a sign, you are trespassing, plain and simple.
