Legal Question in Real Estate Law in California

I purchased a home less than 2 years ago. There was an additional room built with no permits before I bought it. I wad told that room was not included in the cost of the home or square footage because it was not permitted. It was also not listed anywhere in the description of the home. The home was listed and sold at 1363 square foot. Yesterday out of curiosity I measured the outside of the home except where that room is located and was only able to come up with 1140 square feet. So it appears that the room was included in the footage and cost of the home even though it wasn't permitted. Is this legal?
