How to remove a name from the deed

1) This question is for my cousin who own the property in CA. Her farther and her are the co owner.

2) They are not residents of US. No mortgage on the property

3) Her father agrees to let her to be the sole owner of the property

4) What's the best way to remove her father's name from the deed? Thank you.
