Removing Name From Mortgage Loan

My wife and I are both on our home loan mortgage. How do I remove my name and have the house in only her name?

You need to do what the law calls a transmutation agreement.

You can easily put title to the house in only her name by deeding it to her. You cannot take your name off the mortgage loan without the lender agreeing to it, and why should they? The only thing that can be done is for her to qualify for a new loan on her own and pay off the current lender.

I agree with the three attorneys who answered already.

But reading between the lines, follow Ms. Deming's advice carefully.

The transmutation agreement transfers rights to her, but does not get you off the hook financially.
