rental

im in the 90038 area code in LA ..i live with a roomate..who has refused to pay rent on 1st...we have 2x the security deposit to move in...he has 3550.00 for our sec. deposit...

in the lease it does say security can not be used as last months rent..

ive had 2 change the locks-because this roomate actually assultede me where the cops were called...sooo can i stay here and use up sec. as payment...im afraid of eviction...on credit-or being kicked out homeless...but if i dont stay here to save $ to move, shes making that i may loose my entire security dep....how long until he kicks me out?

You don't say if you are on a month-to-month or longer-term lease, or if the latter, how long it has to run, facts that would be helpful in advising you. So, I have two suggestions. One is to try to find a tenants' rights organization in LA that is familiar with local rent-control and tenants' rights rules that are not state-wide; I believe you will find them somewhat protective. The other suggestion is to explain your predicament to the landlord and see if you can get some grace period or they will cut some slack. Failing that, or coming up with more rent money by yourself, you may be facing an eviction process.

I would suggest finding another roommate as a way to ease the financial situation, but under the current circumstances that might be both legally and physically dangerous.
