roommate disputes

My roommate and I are having huge, unreconcilible differences. We are fighting and basically making each other's life hell. We both have dogs so our moving options are limited. However, we really need to split apart and go our own ways. I've decided that we need to do something fair like flip a coin to see who gets to stay and who goes. We are both on the lease so i can't evict her. She doesn't seem to want to do the coin flip, but isn't really interested in seeking legal matters. The other thing is her dog is destructive and just chewed a hole in the fence about three boards wide and has basically ruined a whole section of fence. Her dog also ruined a nice french door at our last place, which, our landlord is awares of. If it came down to her or I to the landlord, I'm sure he'd choose me. What are the options here? Is the coin flip or something like it the fairest method, or does the dog destruction give me some inroads towards having the landlord evict her?

Ask the landlord to give both of you a 30-day notice. Then apply for a new lease in your own name. You may have to come up with a new deposit if the repairs cost enough.
