Seller vacating property

My purchase agreement states the seller must be out of the property by 12:00 pm on the day escrow closes or no later then 3 days after close of escrow.

Does the seller automattically get to stay the 3 days even if they aren't needed? Are they calender or working days?

Based on what you said and without seeing the language and context, yes they can stay three days and they are calendar days. Your broker/agent should be able to assist you more on these points.
