Re: transfer of title

It depends. If your parents are still alive, they can execute a deed, which must be recorded, transferring the property to you. If they are both deceased, then the property must be transferred through probate. Before you make any transfer, however, you should consult with an attorney. Property transfers are generally irrevocable and frequently lead to a host of unintended consequences, including tax problems and exposure to judgment creditors.
