Legal Question in Real Estate Law in California

US Treasury Bond

I have a renter leasing one of my properties. He stated that he has been going to class obtaining information on The US Treasury owning money to citizens. Now he is stating that he can file paperwork for a demand of payment in which we are entitle to which will pay off our homes and in terms of his payment for making this demand he is requesting that I give him the deed to my property he is now leasing. And he has not made any payments to me and insisting to me to let my property go into foreclosure and that the home will be paid off from the demand from the treasury. He was supposed to have purchased the home from us in June but failed to comply yet has altered my home at this time his lease has expired and I we didn't re-new it due to timing of him signing the new lease. He have given me bad checks for the last two months. What information do you have on this? And what are grounds of evicting him sense the lease was not re-newed?

Re: US Treasury Bond

Give him a three-day notice to pay rent or quit. Make sure it fully complies with the law. After he has not paid within the three days, file an unlawful detainer and evict him.

I don't know what you mean that "he was supposed to purchase the home from us in June." Did he sign a purchase agreement? You should probably bring all of your paperwork to a local attorney for a consultation to at least gain an understanding of what is going on and the scam he's trying to pull on you. Don't fall for it.

Re: US Treasury Bond

Do you notice that in what he is telling you, you have to give him something or ignore his debt to you, but he does not have to give you anything.

Do not bother asking him questions. Report him to the local law enforcement agency for the two bad checks [they probably will not do anything], give him a three day notice for failure to pay rent and giving you two bad checks, unauthorized modifications to your home, breach of agreement to purchase, etc. You may or may not want to give him a thirty day notice; you should be able to get him out with the three day notice but it is easy to make mistakes on the notices,so I would hire a local landlord lawyer, especially since it sounds as though you are too nice and gullible to deal with this character.

Re: US Treasury Bond

You need to get this guy out of your property and quick. Did he have a purchase agreement??? You need to talk to an Attorney to better understand your situation and provide you with the means to remove this character.

Feel Free to contact me if you would like to pursue this matter.

Good Luck!
